Vertical Transportation Condition Assessment

Our most popular service, a vertical transportation condition assessment provides a complete snapshot of where your elevators stand today.  We perform an in-depth investigation of the maintenance being provided on the equipment, and we work with your elevator contractor so that they can quickly correct the noted items.  We also check the status of your elevators with respect to code compliance and the Americans with Disabilities Act.  Finally, we give you a complete picture of expenditures you can expect over the remaining useful life of your elevator and/or escalator equipment, up to and including replacement or modernization.

The following is a sample scope of work for a Vertical Transportation Condition Assessment:

A.  ECA will visit the subject property and perform a complete examination of all vertical transportation machine spaces, including machine rooms, hoistways, cartops, pits, inside elevator cabs, and in the hallways.  For escalators, we examine the entire unit, including top and bottom machine spaces (we will need assistance from your service provider to check escalator machine spaces).

B.  Following our visit, we provide a report which will include the following:

    1.   A detailed description of the existing equipment;
    2.   Performance measurements for each piece of equipment compared to industry benchmarks;
    3.   Detailed lists of deficiencies in maintenance for each elevator;
    4.   An overall assessment of the current level of maintenance being provided;
    5.   An assessment of the compliance of the surveyed units with ADA.
    6.   A detailed analysis of the remaining useful life of the equipment, along with budgets for any expected expenditures up to and including replacement or modernization.

C.  ECA will share our findings with your elevator contractor and work with them to insure that all noted items are corrected according to a timeframe that we stipulate.

D.  Once the stipulated timeframe has passed, ECA will return for a follow-up visit to insure that all items have been corrected.  Should we find that less than 75% of the noted items have been corrected, we will return for a third visit at no additional charge (travel expenses would apply).

E.  As part of this service, we will review your maintenance contract at no charge and include our recommendations in our report regarding whether the form of contract is providing the best value for your property, and any improvements which could be made when the contract expires.

F.  THE ECA DIFFERENCE:  When you contract with ECA for a Vertical Transportation Condition Assessment, we will answer any/all questions you have about your elevator service over the following calendar year.  Our goal is to help you understand your elevators and to manage them the most effectively.  By keeping ourselves available over the year following our initial inspection, we can help you gain new understanding of your elevators and to save time and effort in doing research on your own.
